Advanced planning, coordination and communication are the keys to our success, allowing our in-house development team to resolve problems in real time, and to make sure all third party team members are involved to create on-time, on-budget projects.

The complexities of coordinating land use, zoning requirements along with building, engineering and site specific limitations is a unique challenge. A Look at Recent Work
J VAN STORY BRANCH SR. APARTMENTS
In partnership with the Housing Authority of Baltimore City and a local non-profit, ODG is helping implement over $35M of improvements to this 20 story, 350-unit former public housing project in Baltimore's Station North neighborhood. Construction actives commenced in December 2018, and project was successfully completed on time and on budget in December 2020.
REDEVELOPMENT OF DUNBAR VILLAGE
While working in partnership with Landmark Companies and the West Palm Beach Housing Authority, this undertaking involved creating 3 separate projects totaling over $70 million of new development on this former 17-acre site of outdated public housing. The new projects, Royal Palm Place, Silver Palm Place, and Paul Laurence Dunbar Senior complex, comprise 344 new apartments.
CITY VISTA
This new construction 111 unit mixed-use development in downtown Pompano Beach was developed in coordination with the Pompano Beach CRA. Completed in 2018, it is a testament to the power of new design in re-invigorating growth and investment in older neighborhoods.
ADDITIONAL PROJECTS
The main principal of Open Development Group, Oliver Pfeffer, has 30 years of professional experience in development, construction and business management.
He is a Cum Laude graduate of Cornell University and has been a Florida Licensed General Contractor since 1996.
